Residential Building Plot for sale
Plot 2, Glencloy Road, Brodick, Isle of Arran, North Ayrshire, KA27 8DA
View propertyCentrally located in the village of Lamlash, along the seafront with spectacular coastal views, The Lookout offers a prime main-serviced development site with plans for a two-storey detached house and further facing land available by separate negotiation. The available plots could also potentially house a development of flats accompanied by neighbouring private parking, with the correct permissions.
The previously proposed plans (N/11/00106/PP) were approved in 2011, and North Ayrshire Council planning recently confirmed that a new application for planning permission would be required, but that the previous approval would go in its favour and that property also lies within the settlement boundary for Lamlash, so residential development would be acceptable in principle.
The plans submitted for The Lookout details a spacious family home, ideal for holidays or year-round use, with sea-facing living areas. The plans comprise an exceptionally generous living room (with garden access) and a versatile dining room, a kitchen with garden access, three sea-facing double bedrooms (two with en-suite shower rooms), a family bathroom and good incorporated storage. With the new application it would offer the opportunity to revise the plans, allowing the new owners to create a contemporary home of their dreams.
The house would be hugged by front and rear gardens, with sea views to the front and pleasantly sheltered by leafy trees to the rear. Excellent private parking would also be provided by a multi-car driveway and detached single garage. Falling within the Lamlash conservation area, any plans submitted would need to meet certain conditions regarding such matters as external finishes.
Prior to demolition, due to a fire, the former building on the site was a substantial 2 storey plus attic building which housed the Bank of Scotland branch and 3 flats. Due to this, the council has indicated that a conversion into four flats would also be favourable.
Facing the site, on the shore side of the road, is an area of land included in the title deeds and currently used by the local yacht club for boat storage. Available by separate negotiation, this land could be developed for either residential, commercial, or mixed-use, or as an accompanying parking area for the main site.
In addition to lying just a stone’s throw from the beach, in one of the island’s most popular villages, the plot benefits from grocery shopping, pubs, cafés and restaurants, sports facilities and schools, all within easy walking distance. A perfect location for embracing island life, enjoying memorable family holidays, or investing in rental property.
Area
This building plot is situated in a prime position, in the relaxed, coastal village of Lamlash, which lies on the eastern aspect of the Isle of Arran, a popular island off the west coast of Scotland. The village of Lamlash has two hotels (The Glenisle & Lamlash Bay Hotel), two pubs (The Pierhead Tavern (PHT) & The Drift Inn), a local church, a newsagents, a chemist, medical centre, the only hospital on the island and the Co-op. Brodick, Arran’s main town, has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan. Commuters and travellers now benefit from Road Equivalent Tarrif (RET) ferry fares, which are substantially lower than before. Ardrossan has a main line rail station, with trains to Glasgow that connect with the ferry times, and is approximately 30 miles from Glasgow City Centre. Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan. The Primary school, nursery and the only High School and Gym Campus are situated within walking distance and further Primary schooling is available in Corrie, Brodick and Whiting Bay. A frequent bus service runs around and across the island and, at Lochranza, there is the ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come !
I have an obvious enthusiasm and passion for all things property. As a native-born Texan who now proudly calls Scotland home, my American “can-do” attitude sets me apart and pushes me to think outside of the box to help our clients achieve the most successful result when selling and buying property.
