View propertyOffering a unique property in Lamlash and boasting a tranquil position tucked behind Lamlash Church, accessed via a side lane, this Norwegian lodge accommodates three bedrooms, an open-plan kitchen, living, and dining room, a wet room, and a WC. Externally, the lodge occupies an impressive plot with lovely mature gardens. The lodge lies within easy walking distance of Lamlash’s amenities and the waterfront, and it would be ideal as a second/holiday home on the island, or for those looking for a holiday let investment. The plot also offers potential for development (STPP).
You are welcomed into the lodge by a small hall with a useful WC, leading to a longer second hall with built-in storage. Along the hall to the right lies the open-plan kitchen, living, and dining room. Here, plenty of space is provided for configurations of lounge and dining furniture, and a Jotul log-burning stove creates a warm atmosphere during the colder months. A wealth of glazing floods the space with natural light throughout the day, with a door opening out onto a patio. The kitchen is fitted with classically styled wall and base cabinets, workspace, and splashback tiling, whilst provision is made for freestanding and undercounter appliances.
The lodge offers three well-proportioned bedrooms, all accompanied by built-in storage, with the principal’s large cupboard providing potential to be converted into an en-suite, subject to planning permission. A practical, modern wet room completes the accommodation on offer and comprises a walk-in shower enclosure, a basin set into vanity storage, and a WC. The property is kept warm by oil-fired central heating, has triple-glazed windows, and is well-insulated.
Externally, the lodge’s lovely gardens include a main area for relaxing, outdoor seating, and barbecues, with the mature lower garden area boasting a wealth of established, colourful shrubbery and is sure to appeal to keen gardeners. A large external store also features. There is potential for the entire plot to be developed and permission could be granted for another dwelling (STPP). Please note, early settlement is possible due to vacant possession.

Area
This detached lodge is situated in a popular location, in the relaxed, coastal village of Lamlash, which lies on the eastern aspect of the Isle of Arran, a popular island off the west coast of Scotland. The village of Lamlash has two hotels (The Glenisle & Lamlash Bay Hotel), two pubs (The Pierhead Tavern (PHT) & The Drift Inn), a newsagents, a chemist, medical centre, the only hospital on the island and the Co-op.
Brodick, Arran’s main town, has two larger Co-Op supermarkets and a full range of professional services. Brodick is the port from which regular sailings throughout the day, serviced by Caledonian MacBrayne, lead to the mainland at Ardrossan. Commuters and travellers now benefit from Road Equivalent Tarrif (RET) ferry fares, which are substantially lower than before. Ardrossan has a main line rail station, with trains to Glasgow that connect with the ferry times, and is approximately 30 miles from Glasgow City Centre. Prestwick International Airport is 16 miles to the south of Ardrossan, with Glasgow International Airport 24 miles east of Ardrossan.
The Primary school, nursery and the only High School and Gym Campus are situated within a very short level walk and further Primary schooling is available in Corrie, Brodick and Whiting Bay. A frequent bus service runs around and across the island and, at Lochranza, there is the ferry terminus that allows quick access to the stunning West of Scotland via Claonaig. Kintyre here we come !
NB – This property is of non-standard construction and will be subject to individual mortgage lending criteria. We would suggest financial advice is taken prior to travel.
“Selling a property is more than just a transaction. Building relationships, getting to know the people involved and making the process as simple and straightforward as possible – that’s what I’m all about.”
