Sunshine on Leith – why property hunters should consider Leith for their investments

Voted as one of the best places to live in the UK, the ever charming Leith boasts character, history and desirability when it comes to property.

The bustling port district, a famed part of the city of Edinburgh, has become an iconic talking point by residents and visitors alike; immortalised in The Proclaimers hit album Sunshine on Leith, and also recognised for its appearances in films such as Trainspotting and of course, Sunshine on Leith.

Water of Leith, a river in Edinburgh, Scotland

Located on the Firth of Forth in south east Scotland, Leith was for many centuries Scotland’s premier port. In 1833 it became a separate burgh with its own Town Council. Decades later it became part of the City of Edinburgh in 1920.

Aside from its enticing seafood bistros, homely family pubs and breath-taking seafront views, Leith also has a lot to offer when it comes to the property department.

Jacquie Sandison, an estate agent at Watermans, said: “There is a huge appetite for property in Leith, a well-connected and well-liked district in the city of Edinburgh.

“Our Estate Agency team have been gathering information on areas in Edinburgh, East Lothian and Fife that are delivering healthy returns on investment in the last 12 months.

“Take Leith, for example, where our office is based at The Shore. The signs over the past 12 months have been hugely encouraging.

“The neighbourhood, EH6, is one of the most densely populated postcodes in all of Scotland. Within easy walking distance of the City Centre and a first-class bus service, Leith was recently voted one of the best places to live in the UK.

“Despite recent uncertainty surrounding the marketplace during the coronavirus pandemic, Leith remains a sound investment, with the average house price £205,461. This is an increase on the previous year of 13.2 per cent.

“On average, property for sale in Leith attracts offers of 7.1% over Home Report value. This is something worth bearing in mind when you are house hunting.”

So, with this in mind, it’s no wonder Leith remains a vibrant and popular community.

When it comes to rental, Leith also has high tenant demand thanks to the growing number of businesses and creative start ups operating throughout the popular location.
